For most Pompano Beach houses the honest answer is: architectural shingle if you plan to sell within a decade, concrete tile if you are staying and the elevation suits it, and metal if you are within a mile of the Atlantic or you want to buy one more roof in your lifetime. Everything below is the detail behind that.
| Architectural shingle | Concrete tile | Standing seam metal | |
|---|---|---|---|
| Installed cost | $9,500 to $14,500 | $18,000 to $32,000 | $22,000 to $38,000 |
| Realistic life in Broward | 20 to 25 years | 40 to 50 years, underlayment 20 to 25 | 40 to 50 years |
| Rough cost per year | $530 | $560, less if you relay | $670 |
| Weight on the structure | Light | Six to ten tons added | Lightest of the three |
| Salt air within a mile | Fine | Fine | Aluminium only |
| Second roof cost | Full price again | Lift and relay, 25 to 40 percent less | Full price again |
| Repairability | Easy, colour match is the issue | Easy if the profile is still made | Hardest, panels run full length |
| Time to install | 3 to 4 days | 5 to 8 days plus tile lead time | 5 to 8 days plus panel lead time |
Which roof is cheapest over its life?
Concrete tile is cheapest over a long ownership, and shingle is cheapest over a short one. The crossover sits at roughly year eighteen. A tile roof costs nearly twice as much up front but the tile itself is a fifty-year product, so the second roof is a lift and relay at 25 to 40 percent less than a new tile roof, while a shingle owner buys a whole new roof twice in the same period. If you intend to move inside ten years you will never see that payback and the buyer gets it instead.
Does the choice affect my insurance?
Less than the installation does. The Florida wind mitigation form rewards roof deck attachment, roof-to-wall connections, roof covering compliance, secondary water resistance and roof geometry, and none of those five is about whether the covering is tile, shingle or metal. A properly permitted HVHZ re-roof in any material picks up several credits at once. What genuinely matters for insurability in 2026 is roof age, because Florida Statute 627.7011 lets an insurer demand a condition report once the roof passes fifteen, and a longer-lived covering simply keeps you out of that conversation for longer.
What about weight on an older house?
Concrete tile adds roughly six to ten tons to a typical Pompano Beach house, which matters on 1950s and 1960s stock that was framed for something lighter. Where a previous owner retrofitted tile onto a house not designed for it, a new tile roof may need an engineer's letter before the city will issue. That is the situation where tile-to-metal conversion earns its price: it removes the load, satisfies the structure, and gives you the same forty to fifty years. Detail on the metal roofing page.
How close to the ocean is too close for steel?
Within about a mile of the Atlantic, specify aluminium rather than coated steel, and stainless or heavy hot-dipped galvanised fasteners with it. Salt aerosol carries well inland on the prevailing easterly, and on a coastal roof the fasteners corrode long before the panels do. For the barrier island stretch through Lauderdale-by-the-Sea and Hillsboro Beach this is not a preference, it is the difference between a forty-year roof and a twenty-year one. Inland at Coral Springs or Parkland, Galvalume steel is perfectly sensible and saves several thousand dollars.
Which one suits a Pompano Beach elevation best?
Tile reads correctly on the Mediterranean and Spanish revival elevations that dominate Palm Aire, Cresthaven and most of the post-1980 subdivisions, and a shingle roof on those houses looks like a compromise from the street. Mid-century ranch stock in Oakland Park and Wilton Manors carries shingle or standing seam comfortably and often looks better with metal than it ever did with tile. Where the neighbourhood is uniformly one material, that is worth respecting at resale even where it costs more.
All three are covered in more depth on their own pages: tile, shingle and metal. The full budget breakdown is on the roof replacement cost page. Call (954) 697-4046 if you want somebody to look at the house before you decide.

Questions Pompano Beach homeowners actually ask
Which roof adds most to resale value in Broward?
Tile on a Mediterranean or Spanish elevation, and a new roof of any kind on a house whose roof was the buyer's main objection. Metal is a mixed signal here: some buyers love it and some read it as unusual, which matters less every year. The largest resale effect is simply insurability, because a buyer who cannot get a policy cannot get a mortgage.
Is tile heavy enough to need structural work?
On a house originally built for tile, no. On a 1950s or 1960s frame that was later retrofitted with concrete tile, sometimes, and an engineer's letter may be needed before a new tile roof is permitted. Concrete tile adds roughly six to ten tons to a typical house, which is why tile-to-metal conversion comes up on older stock.
What lasts longest for the money?
Concrete tile with a lift and relay at year twenty-five, on the arithmetic. The tile is a fifty-year product and only the underlayment needs renewing, so the second roof costs far less than the first. That maths only works if you stay long enough to see it.
