Roofing in Lighthouse Point FL on a canal-front tile roof

Almost every house in Lighthouse Point has water on at least one side of it. The finger canals off the Intracoastal run through Venetian Isles and most of the streets north of NE 24th Street, which is lovely to look at and hard on a roof, because salt aerosol does not stop at the seawall. The fastener specification here matters as much as the covering, and it is the thing most quotes never mention.

Why do coastal fasteners matter more than the roof covering?

On a salt-exposed roof the fasteners corrode long before the panel, tile or shingle does, and a roof full of weeping screw heads has failed while still looking intact. Within roughly a mile of open water, stainless or heavy hot-dipped galvanised is the correct specification, and standard electro-galvanised is a twenty-year roof turned into a twelve-year one. Every property in Lighthouse Point sits inside that mile.

Fastener and flashing specification by distance from open salt water, as applied on Lighthouse Point jobs, 2026. The whole city falls into the first band.

What is the housing stock like?

Predominantly single-storey 1950s and 1960s concrete block ranch, much of it enlarged since, with the enlargement done as a flat or very low-slope addition off the back toward the water. That gives most Lighthouse Point houses two roof systems and one troublesome junction. The originals were built long before the post-Andrew code rewrite, so a re-roof here almost always involves bringing the deck up to the current fastening schedule, and the tear-off frequently reveals 1x6 board sheathing with gaps between the boards.

A job on a canal street off NE 32nd last spring is fairly typical: the tile field was fine, the underlayment was thirty years old and crumbling, and the flat section over the dock-side room had been coated twice by somebody hoping the problem would settle down. The tile came off for a lift and relay, the low-slope section got stripped back to deck and rebuilt in two-ply modified bitumen, and the junction between them was detailed properly for the first time since the house was extended.

What roofing work comes up most in Lighthouse Point?

Tile underlayment renewal, low-slope rebuilds on the water side, and the salt-driven fascia and soffit failures that come with sitting in a marine environment for sixty years. Metal roofing is also more popular here than anywhere else in our area, because aluminium simply does not corrode and the boat-owning population tends to think in terms of the last roof rather than the cheapest one. Storm work is heavier here too: an exposed peninsula town with mature trees produces a lot of emergency tarping calls after a blow.

How close is Lighthouse Point to your yard?

Eight minutes, which makes it the closest town we cover and the one where a same-day look is close to guaranteed. That matters most for active leaks, where the difference between this afternoon and Thursday is a ceiling.

Adjoining towns: Hillsboro Beach roofing, roofing in Deerfield Beach and Lauderdale-by-the-Sea roofing. Ring (954) 697-4046.

Lighthouse Point roof or dock-side flat section?
