Roofing in Boca Raton FL, barrel tile roof on a Boca Del Mar house

Boca Raton is in Palm Beach County, and that county line is a building code boundary. The High-Velocity Hurricane Zone covers Broward and Miami-Dade only. Cross Hillsboro Boulevard heading north and the Miami-Dade Notice of Acceptance that governs every roofing product in Pompano Beach stops being the requirement, replaced by the statewide Florida Product Approval system. Same weather, different paperwork, and a genuinely different set of legal roofs.

What changes north of the Broward line?

Three things, mainly. Product approval runs through the statewide Florida Product Approval route rather than requiring a Miami-Dade NOA, which widens the range of legal materials and generally lowers material cost. Recovering an existing roof covering, flatly prohibited inside the HVHZ, is possible in some Palm Beach County circumstances, which is why a Boca homeowner occasionally gets a quote a Broward homeowner never would. And the mandatory secondary water barrier that applies to every Broward re-roof is handled differently, though sealed-deck requirements still commonly apply.

Roofing code differences either side of the Broward and Palm Beach county line, as they affect a homeowner in 2026. Both counties sit in a wind-borne debris region; the HVHZ chapters are what differ.

Half the roofing advice online about "Florida code" is actually written about Broward and Miami-Dade, because that is where the strict version lives. A Boca Raton homeowner reading it will be told things that are simply not the law where their house is. That cuts both ways: a Broward contractor quoting in Boca can over-specify, and a north-county contractor quoting in Broward can under-specify by thousands of dollars.

What are Boca Raton roofs like?

Mostly barrel tile, and a lot of it. Boca Del Mar, the streets off Palmetto Park Road and the Yamato Road corridor are dominated by 1980s and 1990s concrete tile in the Mediterranean idiom the city is known for, with clay on the higher-end properties east of the Intracoastal. Underlayment renewal via a lift and relay is the single most common job, exactly as it is in Coconut Creek, and for the same reason: the tile has outlived the membrane by twenty years. Along the coast the salt specification applies just as it does in Broward, since the ocean does not observe county lines either.

Community associations are as significant here as anywhere in the region, and Boca's are frequently stricter about tile profile and colour than the city is about anything. Getting the architectural submittal in early, in parallel with the permit rather than after it, is what keeps a project on schedule.

Should you use a Broward roofer in Boca Raton?

Only one that works both sides of the line regularly and will tell you which rules apply to your address. A Certified Roofing Contractor holding a Florida CCC credential can work anywhere in the state, so licensing is not the constraint; familiarity with the right code chapter is. Verify any contractor at the state register before you sign, whichever county you are in.
