Parkland has the newest housing stock of any town we cover, and that shapes every roofing conversation here. Heron Bay, Cypress Head, Terramar and the Ranches went up largely between 1998 and 2010, so the concrete tile on them has decades of life left. What those roofs are hitting is not the end of their service life. It is the fifteen-year mark, which is an insurance milestone rather than a roofing one, and confusing the two is expensive.
What happens when a Parkland roof turns fifteen?
Under Florida Statute 627.7011, once a roof is fifteen years old an insurer may require replacement as a condition of writing or renewing a policy, but only after allowing you to pay for an inspection by an authorised inspector first. If that inspection finds five years or more of remaining useful life, the insurer may not refuse or non-renew on the grounds of roof age. Since House Bill 1611 took effect in July 2024 a licensed Florida roofing contractor can sign that report, which is why it is now a couple of hundred dollars and a few days rather than a saga. Attempts to widen the protection failed in the 2026 legislative session, so the fifteen-year threshold stands.
The practical point for Parkland specifically: a well-built 2004 tile roof at twenty-two years old will very often pass that inspection comfortably, because the underlayment on the newer stock was already a self-adhered product rather than the felt used on 1980s roofs. Getting the report is the cheap move. Replacing a roof you did not need to replace is a $25,000 mistake.
| Roof installed | Age in 2026 | Usually needs | Typical spend |
|---|---|---|---|
| 1998 to 2002 | 24 to 28 years | Underlayment renewal, lift and relay | $14,000 to $24,000 |
| 2003 to 2008 | 18 to 23 years | Condition report, targeted repairs | $200 to $2,500 |
| 2009 to 2014 | 12 to 17 years | Inspection at fifteen, maintenance | $175 to $600 |
| After 2014 | Under 12 years | Maintenance only, age is not a factor yet | $285 to $480 a visit |
What roofing problems actually turn up in Parkland?
Broken tiles from foot traffic, mostly. This is the town where satellite installers, solar contractors, pressure washing crews and painters have all walked across a concrete tile field without knowing where the load path is, and a cracked tile hides under the overlap of the one above it until it rains sideways. Second most common is the ridge and hip mortar letting go, which on tile roofs of this era tends to happen around year twenty. Both are repairs, not replacements.
Tree cover is heavier here than in the rest of the county, which Parkland is deliberate about, and the consequence on a roof is silted valleys and blocked gutters. Twice-yearly clearing and detail checks matter more in this town than anywhere except Coconut Creek. Anything with a solar array on it needs the panel contractor coordinated before roof work starts, and if the roof is within five years of needing attention the roof should go first.
Is Parkland inside the High-Velocity Hurricane Zone?
Yes. Parkland is in Broward County, so the full HVHZ specification applies exactly as it does in Pompano Beach: product approvals, deck re-nailing, secondary water barrier, no recovers. That surprises people who assume the requirements are a coastal thing, and it is why a quote from a contractor who normally works north of the county line needs checking carefully. The Boca Raton page covers the other side of that line, where the rules genuinely differ.
Is Parkland too far for you?
It is the furthest town on our list at about twenty-five minutes northwest, and that is the honest limit of a sensible service radius rather than an arbitrary line. For a re-roof, an inspection or a maintenance contract it makes no difference. For a single cracked tile, somebody in Coral Springs will be there sooner.

Parkland roof turning fifteen and the insurer noticed?
Most Parkland roofs at that age pass the inspection comfortably. Getting the report is a great deal cheaper than replacing a roof you did not need to.
