Architectural asphalt shingle is the cheapest legal way to re-roof a Pompano Beach house, at $9,500 to $14,500 installed on a typical 2,000 square foot roof, and it will give you 20 to 25 years here. That is shorter than the number on the packet, and the reason is not workmanship. Ultraviolet load and heat cycling age asphalt binder faster in Broward than almost anywhere else in the country.
What HVHZ actually changes about a shingle roof
Six nails per shingle rather than four, placed in the nail zone and not above it. An approved starter course at the eaves and the rakes, which is where wind gets its first grip. Hip and ridge cap that is a manufactured product rather than cut-up field shingles. A sealed deck beneath, meaning the secondary water barrier that keeps water out once the shingles have gone. Metal drip edge on every edge. Every component needs a Notice of Acceptance for this wind zone, so a shingle sold at a big box store in Georgia may be the same brand and still not be legal here. GAF Timberline HDZ, Owens Corning Duration and Atlas Pinnacle all carry Broward-legal approvals, and the specific approval number belongs on your quote.
One thing worth knowing before you compare bids: the nail pattern is invisible the moment the next course goes down. It is checked at the in-progress inspection, which is exactly why the inspection exists, and it is also the corner most often cut on a cheap job. Ask to see the roof before the second course covers the first. Any crew that minds is telling you something.
| Shingle | Installed, 2,000 sq ft | Realistic life here | Wind rating |
|---|---|---|---|
| Three-tab, basic | $8,200 to $11,000 | 12 to 18 years | Typically 60 to 70 mph |
| Architectural laminated, standard | $9,500 to $14,500 | 20 to 25 years | 110 to 130 mph |
| Architectural, high-wind line | $11,500 to $16,500 | 22 to 28 years | 130 mph plus with enhanced nailing |
| Designer or luxury laminate | $16,000 to $24,000 | 25 to 30 years | 130 mph plus |
| Add vented ridge during re-roof | $650 to $1,400 | Buys back years of shingle life on an unvented attic | |
Three-tab is on that table for completeness rather than as a recommendation. The saving against a standard architectural shingle is a few thousand dollars and the life difference is close to a decade, which makes it the most expensive cheap option on the list.
How do you know when a shingle roof is finished?
Granule loss is the clearest signal, and the place to look is the bottom of the downspout rather than the roof. A handful of granules after a new roof settles in is normal; a steady accumulation years later means the asphalt underneath is now exposed to ultraviolet and the clock has run out. Curling or cupping tabs, bald patches on the south and west slopes, and shingles that feel brittle rather than pliable in the morning all point the same way.
Does shingle colour matter in Florida?
A little, and less than people hope. Lighter shingles run cooler and lose slightly less binder over their life, which is worth a year or two at the end. Attic ventilation matters considerably more, because a deck baking at 150 degrees from below ages the shingle from the wrong side. If you are choosing between spending money on a lighter colour or on ridge and soffit ventilation, ventilation wins comfortably.
Shingle is not the right answer on every house. Where the elevation calls for tile, or where you plan to be in the house for thirty years, run the numbers on tile or metal before committing. The full roof replacement process is the same either way. Call (954) 697-4046.

Questions Pompano Beach homeowners actually ask
Why do shingles last longer up north than they do here?
Ultraviolet load and heat cycling. A Broward roof deck runs hot for eight months a year and the asphalt binder ages faster, which is why a shingle rated for 30 years elsewhere realistically gives 20 to 25 here. Colour helps a little, ventilation helps more.
Are three-tab shingles still allowed?
They can still be installed where an approved product exists, but almost nobody specifies them now. Architectural laminated shingles cost marginally more, carry better wind ratings, and last five to ten years longer. Three-tab on a Broward roof is a false economy.
Do I need ridge vent?
Not always, but a hot, unvented attic is what cooks a shingle roof from underneath. If your house has soffit vents and nothing at the ridge, adding a vented ridge during a re-roof costs very little and buys back years. Houses with no soffit vents at all get a different conversation, usually involving the fascia.
Granules in the gutter and tabs curling?
Shingle roofs give plenty of warning before they fail. Call and describe what you are seeing, and we will tell you whether you have two years left or two months.
