Most Pompano Beach roof repairs land between $450 and $2,400, and most of them are one of five things: slipped or cracked field tile, a blown course of shingles, a failed plumbing vent boot, cracked ridge and hip mortar, or a valley and wall flashing that was never detailed properly in the first place. None of those needs a new roof. All of them will turn into one if left through a season.
The two-square line, and why it matters more than it sounds
Florida's 25 percent rule caps how much of a roof section can be repaired or recovered in any twelve-month period before the whole section has to be brought up to current code. Coral Springs, to pick a neighbour that publishes its numbers, treats anything up to two squares as a roof repair and charges $187 for the permit rather than the $463 a sloped re-roof costs. Two squares is 200 square feet, which is a bigger patch than most people expect. Where a repair is genuinely viable, it is dramatically cheaper than the alternative, and the honest job of whoever is on your roof is to tell you which side of that line you are on.
Then there is the exception almost nobody explains. If your roof was built or last replaced to the 2007 Florida Building Code or any edition since, only the repaired portion has to meet current code, however large that portion is. Roofs installed after roughly March 2009 are therefore protected from a forced full replacement, and a contractor telling a 2015 homeowner that the code requires a whole new roof for a fifteen-square repair is either mistaken or selling. Local governments are specifically barred from amending that exception away by ordinance.

Anything over about $3,000 in repairs on a roof past twenty years old deserves a conversation about replacement instead, because at that point you are spending real money to extend something with a known end date.
What does a bad tile repair look like?
A bad tile repair is mortar smeared over a cracked tile with nothing done underneath it. It looks solved from the ground, it sheds water for about a season, and it hides the fact that the underlayment below has already been getting wet. Every one of those we lift comes off a patch of black, brittle felt. A proper repair means lifting the surrounding tiles, patching or replacing the membrane, and re-laying with new fasteners. If somebody quotes tile repair by the tile without mentioning what is under it, that is the version you are being sold.
Can a roof repair be done in the rainy season?
Yes, and most repairs here are, because that is when leaks announce themselves. The constraint is the afternoon storm rather than the season: repairs get scheduled for early starts, nothing gets opened up that cannot be closed the same day, and self-adhered membranes go down on a dry deck or they do not go down at all. Torch-applied work on a low-slope section needs a genuinely dry substrate, so those sometimes wait for a window.

Is it worth repairing a roof that is already twenty years old?
Sometimes, and the deciding factor is the underlayment rather than the age on the permit card. If the membrane still has flex in it, a repair buys real years. If it crumbles when you handle it, you are paying to keep water out of one spot while it comes in somewhere else next month. We pull tiles and show you before recommending either way.
Will a repair void my roof warranty?
A manufacturer material warranty usually survives a repair done with matching approved components. A workmanship warranty from whoever built the roof often does not, so if the original installer is still trading and still under warranty, call them first. Saying that out loud costs us jobs and we would rather say it.
Can you match my old tile?
Usually. Colour blending is the harder part on a twenty-year-old concrete tile roof, because the field has weathered and a new tile out of the box will not match it. We pull tiles from a less visible slope to patch the visible one and put the new tile where nobody looks. Profiles are easier: most South Florida concrete tile profiles are still in production or held as salvage by the local distributors.
