The bottom two rows are what separate a real quote from an optimistic one. Plenty of the 1960s low-slope stock in Margate and Oakland Park is a gravel-surfaced built-up roof with a second layer already over it, and the code does not allow a third. That tear-off has to be in the number.

Is a silicone coating a real roof or a paint job?

Because the tie-in is where two different systems, two different installers and often two different decades meet. Water running off a large pitched area concentrates at that junction, the counterflashing was frequently caulked rather than let into the wall, and the pitched covering usually stops short of the proper lap. When somebody says the leak is "near the Florida room", this is nearly always it. The repair means opening the junction properly and rebuilding it, not another tube of sealant.
