Commercial roofing in Pompano Beach is mostly low-slope, mostly on buildings put up between 1965 and 1990, and mostly needing work that cannot shut the tenant down. The industrial spine along Copans Road, Sample Road and the Powerline corridor is warehouse and light manufacturing; east of Dixie it turns to strip retail and small offices. The restoration row is the one worth arguing about with your accountant. A coating over a sound substrate is often expensed rather than capitalised, and it defers a large replacement by a decade for roughly half the cost. What does an insurer want to see on a commercial roof?
Age, remaining life, evidence of maintenance and no standing water. That last one carries more weight than owners expect: ponding photographs turn up in underwriting files and in claim denials, because a roof that holds water is a roof the insurer expects to fail. A dated maintenance file with photographs from each visit is the cheapest underwriting argument available to a landlord, and it is the thing almost nobody has when it is asked for.
Can you work on a roof with solar or heavy equipment on it?
Yes, though the coordination costs real time. Panels have to be lifted and reset by whoever holds that warranty, mechanical curbs get rebuilt or re-flashed while the roof is open, and the sequencing has to be agreed with the equipment contractors before mobilisation. Where a roof is due within five years and a solar install is being contemplated, the roof goes first. Doing it the other way round means paying twice to move the array.
