The crossover sits at about a $17,000 job. Below that the percentage city is cheaper, above it the flat-fee city is, and on a big Heron Bay tile roof the gap runs to several hundred dollars. Worth knowing before you accept somebody's estimate of "permits, roughly a thousand".
What kind of roofs does Coral Springs have?
A very large planned city built mostly between 1970 and 1998, which gives it an unusually uniform roofing profile. Ramblewood and the older eastern sections off University Drive are 1970s shingle and early tile. Eagle Trace, Heron Bay and the northern communities are 1990s concrete tile on good decks. The practical consequence is that almost the entire city hit its first underlayment renewal in the last fifteen years, and a lot of it is now on a second-generation roof that is itself approaching twenty.
Deck condition is generally better here than anywhere else we work. Plywood sheathing throughout, installed under codes that were already tightening, so the deck replacement line that dominates a quote on 1950s stock further south is usually a footnote on a Coral Springs one. That makes quotes here more predictable and it makes a percentage-based permit fee feel less arbitrary, since the declared value is closer to the final number.
Is tile or shingle the right call in Coral Springs?
Tile, on most of the newer communities, because the elevations were designed for it and the associations frequently require it. Where a 1970s house already has shingle, replacing like for like with architectural shingle is usually the sensible economic answer. The inland location also means metal roofing can use Galvalume-coated steel rather than aluminium, which saves several thousand dollars against the same panel installed on the coast.
Do you actually cover Coral Springs, or is it a stretch?
Twenty-two minutes northwest, which is a real drive but a routine one. It is the second furthest town on our list and we would rather say plainly that on a small repair the travel is a bigger share of the job than it would be in Lighthouse Point. For a re-roof it makes no difference at all.
