A roof leak in Pompano Beach costs $450 to $1,800 to fix once somebody has found it, and finding it is most of the job. Water enters at a lifted tile, a split boot or a bad flashing, then travels along a batten or a rafter and drops through the ceiling somewhere else entirely. How the diagnosis actually runs

Attic first, always, before anybody gets on the roof. A torch along the underside of the deck shows the staining trail, and the trail runs uphill to the entry point. Should you tarp a leak yourself?

Put buckets down, move what matters and stay off the roof. Does one leak mean the whole roof is going?

Not usually, and the age of the roof answers it better than the leak does. A single failure on a twelve-year-old roof is a component that gave up early and gets replaced. Three separate leaks on a twenty-four-year-old tile roof are the underlayment telling you it is finished, and patching each one in turn is the most expensive way to reach the same conclusion twelve months later. Pulling a few tiles and handling the membrane is what settles it, and that check is free.
