This site publishes more hard numbers than most roofing websites do, which makes it more useful and also makes it worth being precise about their limits. Last reviewed August 2026.

Pricing

Every price on this site is a range, not a quote. The ranges come from three places: completed jobs in our own 2025 and 2026 files, published South Florida contractor pricing guides, and municipal fee schedules. Each table names its sources and the month the figures were collected. Your roof will land somewhere in the range or, occasionally, outside it, because deck condition, access, roof geometry and distance from the ocean all move the number and none of them can be assessed from a web page.

Permit fees

The permit figures on the Broward permit fee page and elsewhere were read directly from each city's published fee schedule on the date stated. Municipal fee schedules are revised, often annually and sometimes mid-year. Where a city does not publish a roofing-specific figure a homeowner can use, the table says so rather than carrying an estimate. Confirm any permit figure with the building department before it goes into a contract.

Building code

Statements about the Florida Building Code, the High-Velocity Hurricane Zone requirements applying to Broward County, product approval routes and the 25 percent rule are general summaries written for homeowners. The code is long, it is amended, and it contains exceptions that turn on facts about your specific building. The authoritative text is published by the Florida Building Commission and the authoritative interpretation for your property is whatever your city's building official says it is.

Insurance and statutes

References to Florida Statute 627.7011 on roof age and inspections, and to Florida Statute 489.126 on contractor deposits, describe the law as we understand it in August 2026. Insurance law in this state changes frequently and legislative sessions regularly alter it.
